Eddie Maddock: Kurt Gehlbach, Do hundreds more vehicles in Uptown make sense for the city of Sedona?

SedonaEye.com columnist Eddie Maddock provides a forum for Sedona mayoral candidate, Kurt Gehlbach, to provide his perspective on the March 2020 City Council decision to approve the purchase of 430 Forest Road (Uptown) for over its appraised value, and encumbering more than $11 million in new debt for city taxpayers if projected tourism parking meter income fails to service the debt.

Sedona AZ – Although earth as an orb continues its normal rotation, global inhabitants have been thrown into an alien orbit which is NOT in outer space. The seriousness of the deadly coronavirus is reality in the truest form. Isn’t it somewhat stunning to become shell-shocked and forced to face the fact that mere mortals really don’t have a great deal of control?

However and in spite of the turmoil, it is an election year and survivors of the pandemic will have the privilege of casting votes in Sedona for candidates vying for Sedona Mayor and rotating seats on the Sedona City Council.

The two mayoral contenders remain Mayor Sandy Moriarty, opting for yet another term, and a new name on the slate, Kurt Gehlbach.

Because the coronavirus conflict quite likely will obstruct the opportunity for city council candidate forums prior to the primary vote in August, Mr. Gehlbach contacted me inquiring about the possibility for Sedona Eye to feature some information about him. Therefore, this resulting article has been derived solely from e-mail communication obliging the mandate for no private meetings, consultations, or even phone calls.

Mr. Gehlbach opted to focus on his own perspective relating to the city council’s recent approval at the council meeting on March 24, 2020:

  • AB 2570 Approval of a Resolution authorizing a Real Estate Purchase and Sale Agreement for the City of Sedona to purchase the property located at 430 Forest Road (APN 401-160-71) located in Coconino County, City of Sedona, Arizona, for the sum of $480,000 for use as a parking structure.

Due to recent global events creating such an upheaval and uncertain economic predictions, Kurt Gehlbach maintains this premise:

“The responsibility of Elected Officials is to the Residents of Sedona, and because of the uncertainty of serious implications with regards to the spread of the coronavirus predicted by the World Health Organization, it is the obligation of our Government to revisit with the residents with regards to any decisions made prior to the onset of Sedona’s devastating shutdowns.”

He continues: “With regards to real estate, I personally have 24 years as a licensed residential Real Estate Agent and Developer, always successful through every negotiation. Why? Experience, research, knowledge and always emotionally prepared to negotiate.

Considering all circumstances I would never move forward with the purchase of any property during an election year and certainly not when we know there’s the possibility for another financial recession.

When moving forward within favorable conditions I first request a current appraisal to be accomplished by the property owner. While waiting for the appraisal, I personally research all comparative properties in order to compare to the appraisal. When the appraisal comes in, I scrutinize the hell out of it making sure everything is accurate and up to date. When negotiations begin, I never offer appraised value, starting the negotiation below appraisal, especially when it’s a cash transaction.”

Questioning the wisdom of the city having paid $100,000 OVER appraised value at the recommendation of the city manager, Mr. Gehlbach stated:The people of Sedona have now been ripped off through pure ignorance!”

His conclusion is the city of Sedona has now set a precedent for any FUTURE land acquisitions to be overvalued, questioning the premise of “property is only worth what the Buyer is willing to pay.” Is that true when the investment was overpriced to begin with?

Regarding future Uptown parking, here’s what Kurt Gehlbach has to say:

A recent ADOT traffic study found the majority of Sedona tourist traffic backs up miles just to drive through the Sedona city limits without stopping before continuing along SR 89A to reach their northern destinations.

“$11.5 million to place 300 automobiles in the center of uptown, and that’s one of two parking structures, totaling roughly an additional 500 automobiles in Uptown Sedona. Add another $500,000 or more for the “ledge work” they will find digging down at least 2 floors or 30 feet (??)”

Kurt continues: “Not long ago our Mayor, Sandy Moriarty, was headstrong to be part of the Global Covenant of Mayors for Climate and Energy, designed to cut emissions, basically decreasing Sedona’s carbon footprint within the next three years. Does this make sense to anyone?”

Regarding Sedona residents, Kurt Gehlbach relates:

“Prior to lockdown, I spent days and many hours walking door to door throughout our city gathering 200 signatures myself while sharing in conversation.

The emotions are all over the place, and many of our residents are very angry. I’m truly, truly worried about the future of Sedona so I believe the conversation needs to be about Sedona herself and our residents, to include their mixed levels of anger toward this government. We, as a city, must now come together to create change through a government that will listen, respond, inform, create and prosper with and for the Residents of Sedona. How about grasping the opportunity for such a collaboration giving new life and hope for Sedona’s survival?”

    We need more parking so customers can find a parking spot and not just drive around looking for one causing even more traffic. Uptown is one of the Sedona commercial district and supports thousands of jobs. You may not want tourists coming you your town but with Sedona only 100 north of Phoenix one of the fastest-growing are in American visitors will be coming. hope that helps

    Go the city web page all the answers are there. The city is doing OK and this summer is doing better than expected, and Fall for hotels is looking great, hotels are running close to 100% on weekends, Sedona has strong support from California and Phoenix, and is Sedona is doing better than almost any other of its size. Sedona has strong savings and reserves and by only need to lower its budget got 2020/22021 by a small amount do to great planning years of building a brand and customer base has paid off.

    You have to understand, the ” professional staff” meaning the City Manager and Assistant City manager run the city for their own benefit IMO.

    Ask them why they get car and phone allowances? Six figure salaries? Ask the city manager why it is his policy to preserve city jobs first? He should be fired for that. His job is to run the city as efficiently as possible. I get the feeling the “professional staff” think their job is to grow the city staff and budget as large as possible to look good for the next job they apply for.

    Then ask why when I submitted a freedom of information request for accounts payable, it went from 75 pages to 400 pages the next year? The budget is a deliberately confusing nightmare to make it almost impossible to see where the money is spent. To give you one example, for which I was roundly criticized, accounts payable showed a team building dinner at a 4 star resort on December 31st. Of course, I was supposed to know that even though accounts payable posted it on that date, it really happened earlier. You would think things should be posted the actual date it happened, not in Sedona. Staff stays in 4 star resorts because nothing else is available . And I have a bridge to sell you.

    You can run for office, but I think a better solution is to organize to just disincorporate. Let the predatory banks that were stupid enough to loan money to Sedona just eat the default.

    Just in case you wonder if the NYT is colluding with Joe Biden, his campaign released an ad about the tax report within hours after it came out Sunday. Funny how they were unable to uncover any illegalities and are going with the “he didn’t pay enough” hater syndrome. In reality that ad timing would be considered impossible and in collusionville it’s normal. Got to love those mail in ballots found in car trunks in NYC. At least de Blasio fired the whistleblower who ratted the fraudsters out so they could get back to making Democrats winners. I will strongly, strongly, strongly oppose this nomination.” Given that Ginsburg held pretty irreligious views, Schumer’s assertion that she’s “in her grave up in heaven” (whatever that means) is clearly intended as a dig at Barrett’s sincerely held Catholic faith. After all, the anti-religious dogma lives loudly in the Democrats.

    This feminist narrative explains leftists’ hateful smear campaign against a highly successful and inspirational woman when it comes to healthcare. They attempt to turn her into a sub-human monster who essentially wants to endanger the lives of millions of Americans by removing their ObamaCare healthcare coverage, as The New York Times ridiculously claims. Or as Speaker Nancy Pelosi (D-CA) falsely insisted, Barrett’s nomination “threatens the destruction of life-saving protections of 135 million Americans with pre-existing conditions.” Never mind the fact that Trump just this week signed an executive order ensuring that people with preexisting conditions are assured access to health insurance, demonstrating the truth of his repeated statements that he agreed with that provision of ObamaCare.

    The truth is that Barrett blows up the Left’s resentment-based narrative of religious conservatism equating to oppression of women. Barrett stands as a shining example refuting the Democrats’ primary manner of appealing to suburban women voters. Democrats insist that under President Donald Trump and Republicans, women are suffering under a misogynistic “patriarchy” akin to “The Handmaid’s Tale.” Nothing could be further from the truth, as Trump’s presidency has actually led to greater individual Liberty and less government encroachment into people’s lives.

    The root objection Democrats and the Left have against Barrett is that they see her as a serious threat to their ultimate religious sacrament: abortion rights.

    Indeed, Barrett’s comments on abortion defy the Democrats’ dubious caricature of her as some oppressed “handmaid.” She said, “Motherhood is a privilege, but it comes at a price. … A woman who wants to become pregnant accepts this price, but in an unplanned pregnancy the woman faces the difficulties of pregnancy unwilling. … [Then] I think supporting poor, single mothers would be the best way to reduce the number of abortions in the U.S.”

    To Democrats, abortion is viewed as the primary means of female empowerment. It is the litmus test for determining the “fairness” of society, as they assert that women cannot compete equally in the marketplace without abortion. Such a view, of course, is fundamentally anti-woman and anti-mother. And that’s why they can’t stand the thought of a pro-life, pro-family woman like Amy Coney Barrett sitting on the most powerful court in the land.

    We don’t mean to ruin anyone’s day, but Joe Biden has a lot going for him heading into tonight’s first presidential debate. Seriously.

    First, even though President Donald Trump has tightened things up in recent weeks, Biden still leads in the polls. We know, we know: The polling is shamefully biased and meant to depress those malleable middle-of-the-roaders still open to the idea of voting for Trump. We get it. And for that reason, we call it “pollaganda,” and we take all of it with a shovelful of salt. Still, Scranton Joe has some margin for error.

    Second, Biden has been debating other politicians for nearly half a century, and he’s gotten pretty good at it. A lot of this is muscle memory — key terms, simple phrases, and affective mannerisms he can summon up even in a state of cognitive decline. So even if — ahem — the words mouth of out his come that all sense at no make, he’ll be able to act as though they do. And for soft Democrats and Trump-averse indies inclined to watch the debate with the volume on mute, that’s all it’ll take. What’s more, while the president has been barnstorming the nation, Biden has been prepping in his basement.

    Third, the debate bar for Biden has been set preposterously low. The bar is so low, in fact, that if the mysterious pick-me-up his handlers have been giving him in recent weeks can keep him somewhere north of catatonia for 90 minutes, Wednesday’s headlines will say that he mopped the floor with Trump. If Biden doesn’t drool, he “wins” in a rout. This is the danger of mismanaged expectations, and the president’s supporters have no one to blame for it but themselves.

    Fourth, and finally, the mainstream media serves Biden like a Praetorian Guard with a poop-scooper. Whenever he says something false, foolish, or straight-up contradictory — and he will — they’ll be right there for him, just like that Harvey Keitel character in “Pulp Fiction,” to clean up the mess. “Fracking cleanup on Aisle 6,” he’ll shout, and his media fixers will come a-runnin’.

    And it’s this last point that’s the most galling. We know that The New York Times, The Washington Post, and the Associated Press desperately want Biden to win. We know that CNN, NBC, MSNBC, ABC, CBS, PBS, NPR, and countless other media organs are all-in behind Barack Obama’s bumbling backslapper. And we know that President Trump has singlehandedly made mincemeat out of the media’s reputation for four years running. But can’t they play this game with honest dice just once out of respect for the American people?

    Of course not.

    Conservative columnist Ramesh Ponnuru recently pondered this very issue. “All political candidates make mistakes,” he wrote. “For a lucky few candidates, the embarrassment is mitigated by the assistance of journalists who accept the explanations or, even better, don’t ask for them in the first place. … This protective impulse toward Biden on the part of the press is sure to express itself in all kinds of ways as the campaign goes on.”

    And it has expressed itself, as when he flip-flopped on fracking, when he shamefully walked away from the Hyde Amendment, and when he (laughably) vowed to “take your AR-14s away.”

    “When people want to dismiss the importance of Trump’s inaccuracies,” Ponnuru concludes, “they sometimes say he should be taken seriously but not literally. But part of the press’s job is to report when candidates are departing from the literal truth. It should not be to protect a candidate from the voters, or from himself.”

    This, though, is the priceless in-kind contribution that the Biden campaign is getting from the mainstream media: protection from the voters and from himself.

    We hope we’re wrong about tonight’s debate. We hope Trump cleans Biden’s clock. But if he doesn’t, it’ll be in large part because, in addition to debating Biden, he was also debating a deeply dishonest media.

    ..Frankly, I hope that if we someday see President Trump’s actual tax returns, they show that, in building businesses, creating jobs, and investing with risk and aggressiveness, he has done exactly what our tax laws incentivized him to do — reduce his taxes and pour that money back into the growth of his businesses with opportunity for his employees. Lower taxes are better in a free-market enterprise! By the way, I don’t want to see the president’s tax returns from his pre-presidency life. His returns are a private matter between a private citizen operating in the free market and the Internal Revenue Service.     The president also missed a couple of golden opportunities to correct two damaging falsehoods that the Biden campaign has been shamefully pushing: that Trump was referring to neo-Nazis in Charlottesville when he said there were “very fine people on both sides,” and that he called our troops “suckers” and “losers” while in France for a World War I commemorative event in 2018. As to the former, even CNN’s Jake Tapper has dismissed it as false. As to the latter, the president should’ve interrupted Biden mid-sentence to denounce that despicable lie, which has since been refuted by more that a dozen people with firsthand knowledge, including some eyewitnesses.

There’s no problem when he paid millions and there’s no problem when he pays $750. That’s legal taxes paid using our tax code. YOU do the same. Don’t like it then change it.
