Sedona Housing Commission Uses False Data to Support Goals

Sedona 2012 housing values almost half of 2006 prices

Sedona AZ (October 23, 2012) – In a letter to the SedonaEye.com editor, the Sedona City Council is using outdated and hyperinflated 2006 Housing bubble market data information to justify purchasing depressed housing in a 2012 collapsed real estate market writes a concerned citizen who provides current market data:

Dear Editor:

I have concerns about the “Housing Development Areas” and related map on next Tuesday’s Council Agenda (Oct. 23rd). The map is required by the State before the City can use public funds to purchase land for housing.

It is my understanding that the “serious need” and city-wide affordable housing need arose from a Housing Study done in 2006 — six years ago.

Not only is this an old study with old data, but it was done during the housing bubble. Still, the Housing Commission claims it is not going to gather data or further analyze conditions. Unbelievable!

Incidentally, the “Affordable Housing Gap” report on the Housing Commission’s website lists the Median Priced Sedona Home at $500,000. In today’s Sedona Eye, Real Estate Broker Sean Baguley reports that Sedona’s median home prices “….have remained in the range between $322,000 and $347,000 for the whole of 2012.” Additionally, “Mortgage rates remain near record lows” according to CNNMoney.

Did the Housing Commission miss the collapse of the housing bubble?

How many more affordable homes are there in Sedona now that the bubble has burst and the median price has declined by over $150,000? How did this drop affect the Proposed “Housing Development Areas” map?

Is a Housing Commission still necessary? 

I firmly believe the City needs to make an effort to maintain the full-time residents’ quality of life, and “Housing Development Areas” are not conducive to this.

    The City has no business — none — getting into the housing business. The whole concept is idiotic and will become just another capital black hole.

    When news hit some months ago that Council was going to consider invading neighborhoods with this “affordable housing” nonsense, we had considerable concern at our HOA, more than I have seen on any other issue. People do not want this.

    Ordinarily not a fan of Jenks comments but she’s right on here. Pay attention people, there’s a bill of goods being sold here that doesn’t pass the sniff test. Council ought to go ahead and disband the housing commission in a show of intelligence. If the economy improves, a big if, then revive the commission. It serves no purpose and a few honest councilors know it in private and so speak up in Council. Take a chance on losing those “donor dollars” from “you know who’s” that want the land bought, sold, flipped, etc. Grease the road of truth. Stop playing politics.

  4. Another reason to disband the City of Sedona. It is an idea that has proven more trouble than it is worth.

    10.4% Sales tax? A fire department with a $12 million plus budget. No city of Sedona, and a Volunteer fire department = BIG TAX SAVINGS.

    It’s YOUR money!!

  5. And so, a majority of the city council once again thumbs their noses at the residents.

    Recalling the public meetings relating to ADU’s a few years ago and the substantial objection to the concept, it was approved anyway.

    How many more time will the voices of residents be shunned to benefit perceived needs of special interests. Does our only recourse remain in application of ballot Initiatives and Referendums and at what cost?
