VOCA Board Election Voting Issues

vote puppyThe VOCA board of directors election is almost here. Have you voted?

The HOA reserves total was $560,480 shown on the October 2014 financial summary. The total was $550, 961 at the end of February 2015. How will the repairs to the leaking roof and new carpet and other expenses, due to deferred maintenance, lower the bottom line?

The February financials show a budgeted $10,534 loss for the restaurant, before depreciation. Who is watching what is going on with the restaurant? There is no overall general manager and the board doesn’t provide a report about the restaurant beyond the monthly rent payment. How much deferred maintenance is going on there?

The February financial summary seems to show a budgeted $156,354 loss for the golf department, before depreciation. Will the HOA need to bail out the golf course? Will the pro shop staff find ways fill the course to make up the difference? Seems like a raise in dues is coming. How high?

Statements at the February board meeting included: The parking lot is in bad shape needing repairs to the tune of $15,000 to $80,000. Will the golf department pay for that? If so, where will the funds come from?

Before considering re-electing the incumbents, Joe Jansen or Jim Kautz, take a good look at what it going on. Research the contradictory and misleading information being distributed by the board. Receive updates by sending your email permission to: MemberAlliance@use.startmail.com

  2. A former VOCA board member related to me that in a conversation with a homeowner concerning the board violating open meeting laws and bylaws that the homeowner stated he didn’t care about the rules. Another homeowner told a mutual acquaintance that the rules didn’t matter.
    The ‘rules’ are what make and keep us reasonably civilized. Our security and ability to govern and direct the board is being rapidly eroded by the very group of people we elected to fairly represent us as homeowners and members of the association. VOTE!

  3. All you have to do is look at the related posts to see what has been going on here for several years. You have to UNCOVER information to get to the well hidden truth.
    We have crazed dictators and power starved retirees turning our homes and neighborhoods into corporate run boondoggles.
    They have no concept of county or state laws but that is very soon to come to an end.
    There are too many of us watching now and the board members are so scared they took 50,000 dollars of homeowners dollars to create a special to hire attorneys/legal issues. Are they afraid the insurance for these things won’t cover them? We will soon find out.
    They all need to resign. They are a disgrace.

    I was reading several articles and made my comment to the wrong one! Please accept my apologies. This is the right place now. ——

    Remember that ballots were sent out March 18 and due back no later than 2 PM on April 18 !!!!!! Did you get yours? Did you mail yours or drop yours off?

    Send it back by mail or take it to the VOCA office at 690 Bell Rock Blvd. Ask for a signed receipt?

    Go meet the candidates on April 7 from 4 to 6 PM at the VOCA office on Bell Rock Blvd. Make your voice heard !!!!!

    I’m not voting for Kautz or Jansen, they lost my vote with the current fiasco and financial chaos. I will vote for 3 new faces !!!! This isn’t a kingdom and we don’t need kings and queens deciding what our pockets and households do.

    I’m supporting Jim Kautz, Earl Svenningsen and Rick Comfort. We need transparency. Jim, Earl and Rick it’s our right not the board’s privilege. There’s a lot to do to improve what’s going on and nobody reads Villager, why waste paper on the villager when post office recycles most!!!???

    little Jimmy Kautz? revisit that by looking at the numbers………….

    The VILLAGER is the indirect mouth piece for Supervisor Davis. They will not print anything knowingly “controversial”/truth which goes against implementing an easy agenda. Verde News-same thing.

    The Big Park Council-same thing. Some members have been asked to sit silently on the council so that agendas can be run through like the Verde Lynx.

    Clean up VOCA, you clean up half of Big Park.

    Please vote for Jan, Earl and Rick. Jim and Joe are the incumbents. It is important to send a message that we will not stand for behind closed door decisions. We have the right by law and by VOCA bylaws to see them in action. When I was first on the board, Joe told me that he would NOT have board meetings at the VOCA building because there were “no secrets” there. Well, we don’t want “secrets.” We want open and honest decision-making where our concerns matter.

    Most folks don’t even know that the yearly ballot does not pass by majority. The formula is based on “minimum” votes to carry as a legal ballot, and only a small minority can carry the outcome. Most voters eligble do not vote, thereby giving the minority who want power the opportunity to stuff the ballot box. Apathy is the main ingredient that is undermining the HOA.

    The incumbents were re-elected.
    3 year term: Earl Sevvingston
    3 year term: Jim Kautz, incumbent
    2 year term: Joe Jansen, incumbent
    Thanks to Rick Comfort and Jan Lisowski for trying to make a change in the board. The votes were pretty close.
    Continue to be watchful. The board is on notice. They need to follow the bylaws and state statutes or…..

  11. Despite some pitiful efforts (POSTCARDS!!!, really??!?!?) , Kautz got 59% of the vote and Jansen got 56%. Conclusion is that most VOCA property owners want change (which they are getting) and fiscal resposibility (which they’ve gotten). I agree with CJ that apathy is evident, but those who care enough to vote trust Kautz and Jansen and voted for them. I believe it’s time to find something else to complain about. VOCA has become a non-issue.

  12. Yes and right after the meeting Kautz started voicing concern/crying/preparing us about the very budget he approved and gloated about is already failing. I’m glad they both won because they are going to have to live with their actions up close and personal. I’ll come to the meetings just to watch them squirm.

    549 top vote out of 2300 voters is not a huge turnout. And then there are the people counting the votes?????? The very people violating out bylaws.

    Did they tell you in the board action report about the sewer easement attempt across the golf course that they did not have any right to address because the BPDWWID ordinances had not been followed and VOCA did not know it. Or did they? If people were not paying attention they would have torn that up. No one knows who owns the easement bringing in treated wastewater. Did VOCA just agreed to maintain it? Do you want to talk money?
    No.

    Did you hear that Hoamco wants to raise fees already.? The only thing protecting your wonderful 180.00 per year assessment is they are tied down with a contract until 2017. Then , my friend you are screwed.

    Give me a break, REAL Voca homeowner, you have no idea what you are talking about.

    Note: The board voted in a $50,000 litigation contingency fund. One board member indicated the fund could be used to sue homeowners or the county or some other utility, for example, we might want to “sue a homeowner for slander.”

    Will you all stand by and allow the board to sue homeowners? How much bullying and intimidate is too much? If it isn’t you, why should you care, right?
